The Core Inspection Process
A ComSOP inspection relies on a three-pronged approach to evaluate a property:
Walk-Through Survey: A non-intrusive, visual examination of readily accessible areas.
Document Review: Checking critical items like property warranties, Certificates of Occupancy, building permits, and maintenance records.
Interviews: Speaking with building operators, tenants, or owners to uncover past issues or recent repairs.
Water Pooling: Do not over 48 hours
What is Inspected Under ComSOP?
The baseline scope requires a thorough visual assessment of the building's core systems:
Building Envelope: Siding, flashing, trim, windows, exterior doors, decks, and structural balconies.
Roofing & Exterior: Roof coverings, drainage systems, vegetation, grading, sidewalks, and parking areas.
Mechanical Systems: Heating, ventilation, air conditioning (HVAC) systems, plumbing, and electrical service components.
Life Safety: Basic fire protection features, emergency exits, and a 3-foot clear perimeter check around fire hydrants.
Accessibility: Interior and exterior pathways to spot clear barriers or mobility hindrances.

Standard Exclusions
Unless explicitly agreed upon in a custom written scope, a standard ComSOP inspection does not include:
Destructive Testing: Opening walls, dismantling machinery, or intrusive digging.
Code & Compliance: Formal ADA compliance certification or building code enforcement verification.
Specialist Environmental Testing: Mold, asbestos, lead paint, radon, or general air quality testing.
Financial Calculations: Estimation of future repair costs or forecasting the remaining lifespan of equipment.
