Scope of the Inspection

The Inspector will visually inspect and report on:

  1. Structure: Foundation, floor, wall, ceiling, roof framing and crawl spaces (where accessible).

  2. Exterior: Wall coverings (siding), flashing, trim, doors, windows, attached decks, balconies, steps, grading of drainage that may affect the building.

  3. Roofing: Roof coverings, drainage systems, flashings, skylights, and chimneys.

  4. Plumbing: Interior water supply, distribution systems, fixtures, faucets, drain, waste, vent systems and water heating equipment.

  5. Electrical: Service entrance, main distribution panels, and a representative number of lighting fixtures, switches, and receptacles.

  6. Heating & Cooling: Installed heating equipment, vent systems, flues, and central air conditioning ((weather permitting; AC not tested if <18°C).

  7. Interior: Walls, ceilings, floors, steps, stairways, railings, and a representative number of cabinets and doors.

  8. Insulation & Ventilation: Insulation in attic & crawl spaces and mechanical or natural ventilation systems.

  • Deep Detection: This dual-function meter allows us to detect moisture up to 3/4" (19mm) beneath surfaces like vinyl tile or drywall without leaving a single pin mark.

  • Actionable Data: By using both pin and non-invasive modes, we can differentiate between surface condensation and deep-seated structural leaks, providing a clear "Dry, At-Risk, or Wet" status for critical areas.

  • Comprehensive Coverage: For steep or inaccessible roofs, our DJI drone captures 4K/60fps HDR video and 48MP high-resolution stills, revealing cracks, leaks, and damage often missed by ground-level viewing.
